The Baxi Amptec S12 12kW Electric Flow Boiler is a compact, heat-only electric boiler designed to provide efficient wet central heating for modern homes. With its slimline wall-mounted design, it is ideal for properties where space is limited, including flats, apartments, extensions, airing cupboards, utility rooms and hallway cupboards.
Designed as a clean alternative to gas, LPG or oil boilers, the Amptec S12 requires no flue, no external fuel storage and no gas supply, giving installers greater flexibility when choosing a location. Its heat-only flow configuration integrates neatly with standard wet central heating systems, including radiators, underfloor heating and compatible unvented hot water cylinders.
With a 12kW output and adjustable temperature range from 30°C to 80°C, the boiler can support both radiator and underfloor heating systems. Built with no moving internal parts, it operates quietly and requires minimal servicing, helping reduce long-term maintenance costs.
The Baxi Amptec range delivers reliable electric heating with high efficiency, making it a practical choice for off-grid properties, new-build homes, extensions and properties looking to move away from fossil fuel heating. It can also be paired with renewable electricity sources, such as solar PV, to support lower-carbon home heating.

However, if you are not completely satisfied with your purchase for any reason, you may return it to us for a full refund, store credit, or an exchange; please see below for more information on our returns policy.
RETURNS
If you find you have received the wrong or damaged item(s), you need to contact us within 7 days of receipt of goods. Any time after this you are responsible for returning the goods at your own cost following the standard returns process.
All returns must be postmarked and in writing within fourteen (14) days of the purchase date. All returned items must be in a new, unopened and unused condition, with all original tags and labels attached.

We ask that all customers when returning products send the goods via a trackable courier service. Underfloor Wizard Ltd t/a ECO Wizard will not be held responsible for goods which do not arrive at our premises.
Please note, you will be responsible for all return shipping charges, unless in the instance of damaged/faulty goods received in which case we can issue you with a returns label to cover the cost of postage.
REFUNDS
After receiving your return and inspecting the condition of your item, we will process your return or exchange. Please allow at least seven (7) days from the receipt of your item to process your return or exchange. Refunds may take 1-2 billing cycles to appear on your credit card statement, depending on your credit card company. We will notify you by email when your return has been processed.
Faults on installed products:
If a product that has been installed develops a fault, please contact us, do not uninstall the product yourself. We will arrange for an engineer or technical support from the brand to assist with diagnosing the fault. Once the fault has been confirmed we can then arrange for the necessary next steps to occur.
